The short answer is a resounding yes, & it's often straight forward!
EPDM (Ethylene Propylene Diene Monomer) rubber roofing is a popular flat roofing membrane for both commercial and residential buildings. This is due to its flexibility, weather resistance & long-life expectancy. However, like any roofing material, EPDM roofs can be damaged, or develop issues over time.
Some of these issues can be:
Punctures and Tears: Caused by debris, foot traffic, or weather conditions.
Seam Failures: Due to improper installation or weathering.
Membrane Cracks: Typically due to significant gaging or extreme temperature fluctuations.
Blistering: Caused by trapped moisture or poor installation.
How to Repair EPDM Rubber Roofing?
Repairing your rubber can be quite simple, & many can often complete repairs themselves.
1. Identify the Problem: Conduct a thorough inspection to pinpoint the exact issues, such as tears, punctures, or seam failures.
2. Clean & prepare the Area: Clean the damaged area & remove any dirt and debris & trim any loose edges around the damaged area. Then clean the area with an EPDM cleaner, this will ensure proper adhesion of your flashing repair.
3. Apply EPDM Primer: Highlight the surface area to be repaired. Apply an EPDM primer (we recommend Elevate) to this damaged area, using a QuickPrime Fleece & Handle (a brush will suffice if this is unavailable). Allow it to go tough-dry & 'tacky'.
4. Install Repair Patch: Cut a piece of EPDM Flashing (we recommend Elevates Quickseam Flashform) to cover the damaged area & remain within the primed area. Apply EPDM the flashing, & work into place using a Silicone Rubber Roller, ensuring no air bubbles.
5. Seal the Edge: Apply a bead of Lap Sealant (we recommend Elevate as usual!) around the perimeter of the patch for added protection.
Annual or regular inspections of your EPDM roofing membrane can reduce the chance of repairs, & enable issues to be addressed before they become larger repairs. This can include: Cleaning debris off the roof to prevent punctures & drainage issues; Foot Traffic management via use of walk pads; Address small issues promptly to stop them worsening.
In conclusion, EPDM Rubber is a popular & quality roofing membrane, which can be repaired, often quite easily. Maintenance & inspections will assist this & help extend the life expectancy of your flat roof.
